Why We Quote Old And New Houses Differently

If Your House Is Pre-1980

The Victorian and Federation-era stock in the older Maitland river core was wired for a fraction of the load you now put on it, so we open it up before we commit to a number. What we find is ceramic rewireable fuses that protect the cable but not you, boards with no RCD anywhere on them, asbestos-backed meter panels from before 1987, and perished VIR and rubber-sheathed cabling we cannot repair or extend. Much of it has no earth conductor on the lighting circuits either. That is why we check earth continuity before we sell you a safety switch. Without an earth, that device does far less than you have been told.

If You Are In A Newer Estate

The post-1980 greenfield estates around Maitland were built with a compliant board and newer supply, and three phase is more often already at the property. So we are usually adding rather than fixing: charger circuits, downlight layouts, extra power points and outdoor circuits. What paperwork do I get after you have been?

A Certificate of Compliance for Electrical Work, or CCEW. We issue it to you, to Building Commission NSW and to the electricity distributor within seven days of finishing the compliance testing. Minor like-for-like repairs such as swapping a single power point or switch may not always require one. From 1 July 2026 we lodge CCEWs digitally through the BCNSW eCert portal, which changes how we submit it rather than what you receive.

Can you do everything, or do some jobs need a Level 2 electrician?

Almost everything inside your property we do ourselves, under a general electrical contractor licence. The exception is the connection between the network and your property: consumer mains, service lines, metering and the point of attachment. That work legally requires Level 2 accreditation, so we bring an accredited provider in and coordinate it rather than leaving you to find one.

Can you do the work if I am the landlord and someone else lives there?

Yes, and most of it we arrange directly with the tenant once you have approved the job and the price. We book the access, attend, and send you the invoice and the paperwork. On smoke alarms and safety switches, which are where the compliance obligation sits, you get the test records dated and in writing, because that is what your agent will ask you for.
